General Leasing Questions

Are the apartments furnished?

Yes, all of our apartments are fully furnished. All you need to supply are linens, utensils, and any personal items you may need.

 

Are utilities included?

Internet (WiFi), water, sewer and garbage removal are all included.

Can I bring my pet?

Our community is pet friendly!

Can I pay my bill with a credit card?

Great news! We have a great feature that lets you pay online! View your balance, submit electronic checks, or pay with a Visa, Mastercard or Discover from any computer. You can even submit maintenance requests. Just log onto our website and click the "pay rent" link. This will take you to our resident rent pay portal. There is a small convenience charge for this service.

If i'm over 21, do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained The Province will accept a security deposit of three (3) installments.

Do you offer parking?

We offer covered parking for our residents for an additional $100/month and surface level parking for an additional $75/month. Spaces are limited and are first come first serve! You can add parking when you apply!

Does an application guarantee a spot?

No. Only a completed lease guarantees a spot, not an application.

How are roommates matched?

Roommates are matched using information provided on the Roommate Matching Card of the Lease Application. Based on the other residents and applicants we have for the floor plan you are signing for, we will pair you to the best of our ability with a similar individual!

How are rooms assigned?

Rooms are assigned at the time of application based on whether the bathroom is attached to the bedroom or not. To provide sufficient time and the greatest opportunity for residents to find a room they would like, they should apply and sign a lease as early as possible.

 

If I renew, do I have to move out then move back in?

When you renew and choose to stay in your current spot, no moving is required!

If I renew, will my guarantor have to sign again?

Your guarantor will have to re-sign the Parking Application, but not the Lease Agreement!

I'm graduating in December, can I still renew?

I just moved in, is it too early to renew?

Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.

How do I renew?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3!" Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.

It's that easy!

When do I start paying the new rent amount?

On the first day of your new lease.

Can additional furniture be brought into the apartment?

Additional furniture is welcomed and we sincerely hope that all residents are able to create a comfortable abode. However due to storage constraints, we cannot remove furniture from units.

Can I use my financial aid?

Yes, however, you should be sure to check with your scholarship/loans/grants, etc to make sure you can apply Financial Aid to off-campus housing.

When is my first payment due?

Your first installment of rent is due by July 1st. You cannot move in until this first payment is made. The next payment is due on September 1st

Is parking available?

The Province does not offer Guest Parking. Guest must park on the street. Residents who have purchased parking passes will receive their passes on move-in day. Please keep in mind that parking is first come first serve, so be sure to add parking when you apply!

What if I need to cancel my lease?

We do not have lease cancellation options available at this time. The Province does offer a release options which allows you to provide a new lease holder to presume responsibility over the remainder of your lease. Please contact the office for more information.
